10 months ago I had purchased agricultural land and registered agreement with register after wards I went o talathi to transfer 7/12 he refused saying 7/12 is not valid . now seller say that our agreement isinvalid and he will sell this land to another person . is it true that registered agreement can be cancelled due to 7/12 is not valid
