Reneval of leave & license

I have a 2bhk in New Panvel.I have executed a leave & licence agreement with my tenant for 11 months. Q1.How many times can i renew the agreement with the same tenant?People say that I should not be renewing the same tenant for more than 3 years. Q2.Should i be using a 100 or a 500 Rs stamp paper? Q3.Should i be doing a police verification, everytime, i renew the agreement with the same tenant?

if you make 11 months independent agreements every time if done by giving a or two month gap between one agreement to the other, might not affect you r rights on yr prperty;

2. 500 rupees stamp paper;

3.every time police verifiaction is not required, first one is ok,

if u have doubts on the lease holder terminate the lease.
