Property in jaipur:open plotpurchase from builder not in jda

I have booked a open plot at Jaipur from a Builder . The Plot is not in JDA and I have paid the booking amount for the same. The Builder says JDA patta will be received in May .However Builder says that 50% to be paid in advance and rest 50% is loanable .

The builder has issued a receipt for booking amount and there is no agreeemnt between us for the same.

Please advice :

1. What should be done if I pay the 50% of the amount by cheque and agreement to be executed in such case.

Sir, Take a receipt of the amount which clearly mentions that you have paid the money in pursuance of the booking of this flat and in case of failure of the part of the builder double the amount be given back .... Regards Kapil Chandna Adv 9899011450
