SETTLEMENT OR GIFT

My father is having few properties some in his name some in mother's name.  They want to give the same to me , my brother & my sister. Each one of us may get more than two properties. Whether single settlement deed for all will do?. or three settlement deeds (each one to all 3) or one settlement deed to one property so as not to have problem in future to sell the property? How best the settlement can be done with less expense and hassle free future?.
