I have made a registered gift deed of a agriculture land in favor of my friend wife but after realizing the fact that it was a cheating with me i have made another register gift of the same property deed to my minor children's in next month and also transfer the name of my children's in revenue records. My question is that the later gift is valid or not, after making a new gift deed previous gift deed automatically cancel or not.

As per Sec. 126 of Transfer of Property Act 1882, A Gift Deed cannot be revoked unless the transferee agrees for the same. If she files a complaint, then you need to prove the ground on what basis you were made to transfer the property to her by way of gift which was against your wishes.

no not at all unless and until u ,wife and friend revoke the present deed than you make a fresh deed for your kids
