R-zone construction

Hello Sir,

Please advise me if I can buy R-zone land for residential construction. After a year I would be building a residential bunglow on that land. Is the construction legal or will I get a permission to build the house. What will the documents required for buying and then constructing. I have seen this land near katraj-kondhwa road, nr sihgad institute.
