Urgent: regarding buying flat

Hi,

We are buying a flat on resale, in Hyderabad.

the owner stays in Dubai and his father is dealing the transaction.

his father said he will get power of attorney from his son and will sign the agreement of sale and also perform the final sale and registration on behalf of his son, using power of attorney.

is it legal and safe to buy a flat in this scenario? If yes, what precautions need to be taken, for the sale transaction to be precise? 

And in future, whenever his son returns, what steps need to be taken to make the already performed sale, more precise??

The POA deed in favor of his father has to be registered, it has no legal validity without registration.  Since his son is at abroad, the execution of POA deed in favor of his father has to be as per the law meant for the people residing at abroad and the normal POA  as done locally will also not be valid. First of all verify the title of the property and other details.  Consult a lawyer in your locality with the related papers and take his opinion about the ground reality and other issues.
