Will

A person is having 4 properties. He want write a will to these properties bcz he is not in good health. He is having 2sons and 1 daughter. One property is for daughter and remaining three for his two sons. My doubt is whether registered will is best or gift and settlement deed is best in this situation. Please advise me

if he wants to distribute his property in his lifetime then go for gift deed or if he wants to give his property after his death then opt will .
