Property rights

Hi,

Ancestral property rights flowed down from my fathers grandfather, my grandfather being the only son property rights flowed down to my father his brother and two sisters. In 1988 the property was partitioned between two brothers via a panchayat parikath where in my aunts signed a declaration saying they do not need any property rights. Partikath is unregistered.  Now my father two years back made a registered gift deed between me and my later brother(not married).  Now i would like to sell the property.  My question would be, after the amendment in the Hindu Succession Act 2005, my aunts can claim a share in the property, would there be a necessity of requesting there signatures during the property registration.  Does the signature of my uncle(father's brother) required or only aunts signature is required.
