Agreement for sale cum deed of assignment

Dear Sir,

I have done sale deed of Assignment agreement with Assignor, builder and me on Aug 12, that time i paid 20% of flat cost, then based on this agreement i went for Bank loan disbursement (already sanction letter is available).

But do some problems its got delayed by 2months.

Now the old owner is asking me to pay the interest (Rs.2/- per 100) for past 2 months of outstanding amount (15L),this is not mentioned in the agreement.

or    Cancel agreement

Old owner has obtained rs.15L loan from bank..now he is paying interest to Bank (10.5% interest rate) only.

Here my questions are:

1) What he asking is valid one?

2) In general how many days we will have to pay the remaining amount after the agreement.( this also not mentioned in the agreement)

3) If he cancel the agreement, they said will pay only(20% (6L)) what i paid without interest...Is this correct.

 

Kidnly advice me how to processed.
