Is it safe when buying a flat from Power of Attorney

Hello,

 

I find this site is more active and interesting hence thought of get clarified few queries.

 

I identified a flat in Chennai, and thought of buying the same. When I was discussing with the builder I came to know that he is not the owner of the land however he confirmed me that he has POWER to construct and sell the property.

 

So my queries are

 

  1. Is it safe, if I buy a flat from the person who owns POWER to sell?
  2. What are the necessary document I suppose to check in case of buying a flat from POWER OF ATTORNEY

Hello,

 First of all the power of attorney should be checked before buying the property from such kind of power of attorney holder, then afterwards the ownership documents should be checked.

First of all check the site doucments and the link documents

Find out whether the POA is sitll  in force(not cancelled)

Find out the Builder's Agreement

Then proceed

First u check a all documents of the said property and take a title clear certificate from the builder / owner then u search any bank give a loan from this property otherwise u ask builder / owner about this subject.
