Buyling land based on court decree

I am planning to buy a property. The person selling has given me a court decree partition copy among his siblings and parents. The copy provided is an e-copy of a court decree. Is it a valid document? should I wait for it to be registered in the sub-register office?

Contact the concerned registrar office and proceed, which will be safe.

Ask him to provide certified copy of the decree and then do proper search.

It is not advisable to purchase any property that doesn't stand in the name of the vendor/seller. Wait till the property is transferred to his name.

It's unsafe and invalid. Ask certified copy of the decree.
