Wife relinquishing property to husband

In a residential property in the joint name of husband and wife, the Wife is ready to relinquish her rights and ready to transfer the property in favour of the sole ownership rights of the husband and also to transfer the housing loan in the sole name of husband withdrawing her name from both -loan and property . They want to enter a Pre Divorce Agreement to file a petition for divorce by mutual consent . Will she be required to do registry of the house in favour of husband if yes, what will be the registration cost oe fee or just she can execute power of attorney deed . What will be the Bank's procedure?

Relinquishment deed can be made and registered which is suffice.for both the perposes.

No, wife can not transfer title of her share by relinquishing her share in the property in favour of her husband since the property has not been acquired/ devolved upon her (wife) by succession.

The better option is the execution of the gift deed by the wife.
