Legal documents required for house registration

Sir, My self Balaji, I am planning to Purchase a property from an ex-employee of BHEL, who has expired and having 5 sons and wife. Kindly reply for the procedure and requirements for processing the registration as per the Law. Is it required to take consent/sign of all the grandchildren. Regards Balaji
