Foreigner long term lease

Is it possible for a foriengner to have a lease written for more then 5 years. The owner of the apartment wants to rent for the life of the elderly foreigner up until their death for a large deposit. What long term lease can be written if any? This is in the Ajmer area of Rajasthan.

Lease for more than 11 months has to be by registered lease deed. Registration of the lease deed done with Sub-registrar of the district where property located. Secondly property given on long term lease to a foreigner is possible provided such foreiger is on long term visa for period for which the property us given on lease or if he holds OCI or PIO.
