House purchase advance

Dear Sir,

I am in the process of selling a plot. The buyer desires to pay Rs.12 lakhs as advance at the time of agreement and remaining 20 lakhs at the time of registration that is after 4 months. Since he wants to raise the amount by rasing bank loan. So please advise me the clauss that need be kept in the agreement, so the buyer will not be able to prolong the period of final settlement. I need to finalize the agrrement within 4 months. So please kindly adcise me on the same.

Kumar u need to do agreement to sell and mentioned that if remaining amount is not paid with in period of three month then this document stands cancelled.

Take the amount by DD & mentioned in it the sale deed is stand cancelled if amount is not paid in time.
