Difference between "agreement to sell" and "sale agreement"

Not much difference.For immovable properties it is mentioned as Agreement of sale. For movables it is mentioned as Sale Agreement.

Also request if you can advice on that once the "Sale Agreement" is signed by both the parties, how many days the law permits to get it registered in Karnataka... Thanks

For movable property registration is not cumpulsory, it is optional. Whereas, for movable properties registration is cumpulsory.  Agreement cannot be registered.  Only sale deed can be registered.  For agreement registration is not necessary. 

The deed for agreement to sell an immovable property is to be registered compulsorily otherwise it will be held invalid and cannot be enforced in law as per the latest supreme court ruling. The registration is to be done immediately.

Dear Friend, It is not a hard rule that needs explanation." Agreement to Sell" meaning Selling Agreement,where there is no  sale complete, or the sale is not yet complete. An Agreement is made to sell the property. It is a Pre-Sale Agreement. Whereas the Sale Agreement means agreement which shows sale as being completed,ready to be registered. The English words "to sell" shows incomplete sale, and Sale and Agreement are two nouns,each is complete in itself.
