Registing a house to two sons

Hi,

 

My fatther has a house of his own. He wants to register to me and brother (50/50)

Is this should be done through the normal PROPERTY REGISTRATION or any other procedure is there?

If he wishes to give it right now (during his life time) gift deed is preferred as the stamp duty is far lesser than the sale deed registration.

If he wishes to pass on after his life time, Will with two witnesses is enough.  No registration is required.  The Will has to be probated through Court at that time - expenses are far less.
