Mortgagor failed to pay mortgage-money within stipulated time according to mortgage contract/agreement. Since simple mortgage is valid for 12 years, do I have a right to sue mortgagor any time within 12 years or I must sue him immediately right after the stipulated time.

u can sue anytime before 12 years.
