I know in theory letting out on leave and license is more pro landlord and unlike rent agreement it does not create any interest in the property but in real life is it really the case in Delhi? Even if the rent is above rs.3500 Eviction of tenet on leave and license is easier? Will court of law recognize such license given for commercial purposes?

In short As a landlord how I can I safeguard my interest and make sure that I will get my property back on the expiry of a license or rent agreement.
