The land records are yet to be uploaded / updated.. This is a major issue over which IBA & RBI has expressed its concern. Many frauds have been committed by unscuplous sellers on account of this... You have to rely on physical inspection of records at Sub-Registrar office, local municiple office, mutation besides search in the local courts for ascertaining pending litigation....

Some state records in online but u r not depend on it, and for that u search www.india.gov
