When you have a proper title deed and property in the name of Municipal records it is more than enough to convince the purchasers. Some purchasers may demand several documents that are not infact required, to spark some doubts on the seller and at the end get it a negotiated price. Contact a local advocate and tell the purchaser clearly the documents you can submit and ask him either to accept these documents or get those documents which he desires with his own costs if he wanted to purchase. You have to satisfy normal legal requirements and you are not bound to satisfy the financier of the buyer's demands.
