I brought flat in Bangalore while registration I gave one cheque to builders and entered in sale deed but that cheque not cleared to builders a/c. but now builders telling I will file sale deed cancelation case. but I am staying in flat since 3 years. if builders files sales deed cancelation case what is should do,

The cheque bounced?
If so you may be in trouble unless his claim is barred by limitation .

no sir cheque not bounced till the last date of that cheque i didnt said to deposit.so builders didnt deposit cheque and cheque is with builders only.

Without Consideration such transction is null and void under Transfer of Property.
