Right to sell of a perpetual lessee

I inherited a property [land only] that was given to my ancestors on perpetual lease. The lease stipulates that it will pass on to inheritors for generations to come without end or termination. The rent is Re 1/- per day and even if rents is not paid there is a penalty of 25% on outstanding rent but the property cannot be taken back by the lessor or his heirs.

Lease rent was paid annualy for over 50 years but for over ten years the lessor refuses to receive rent  and money orders sent to him are returned without comment.

I am told that a perpetual lease is like a sale. Can I sell this property in piecemeal [small plots]?
