Return of security deposit to leaving tenants

Because of plumbing problems one of our tenants say they want to leave.The rental agreement of our tenant expires in the month of August 2015. What is the correct and legal method to return their security deposit so that they will not cause us any problems later and make sure they leave the house ? And what is the procedure if they want to leave before agreement expires?

You can go through your rent agreement. The tenant usually needs to give 1 month prior notice before leaving the rental property. As per my experience till now, the landlord returns the security deposit after the tenant leaves the property, usually within a week or so, or as mentioned in the rent agreement. I am not sure if there is any law regarding this.
