Renting out a flat - tiles issue

hello, when we rent our apartment, and if there is any issue with tiles coming out of the floor o rany issue with the door wooden frame.. is it the owner or the tenant that should take care of this. we have a flat in coimbatore where recently this issue came up with the tiles...he tenant has been staying in the house for more than 5years. and the flat is a 13 yr old flat.

kindly advise on what is legally allowed here.

The owner of the property has to see the repairs and maintenance of the flats. If tenent spends amount for repairs all, the teneant has to take permission from the flat owner and do the work, the bill amount can be reduced from the rents.
