Registration charges and stamp duty

Respected Advocates,

What are the charges to be paid at the time of Registration of a land in the sub-registrar office.?When i asked the sub-registrar , he said , the follwoing..

1)Registration charges

2)Stamp duty

3)User Charges and other charges

And under User Charges and Oher charges category , he is demanding to pay 10000/- butfor which, no receipt would be issued.I dont understand , about this.Please suggest.
