Registered Sale deed

Dear Sir,

I am purchasing a site from a developer. He has furnished me the documents of the property.

While looking at the same I see that the property developer has done a " sale agreement" with the farmer which is registered paying the full value of money of purchase to the farmer, added the farmer has also given a GPA for the same to the developer. GPA has been registered as well. The same transaction is updated in the Encumberance certificate.

Now the developer is selling the same based on the GPA given to him by having conversions done and approvals from the civic bodies. For registration of my site the only the developer will be coming for the same.

1) Is the sale agreement which is registered a valid document i.e does it imply transfer of title ?

2) Is the sequence of transactions depicted above a valid one ? Can I go ahead with the purchase ?

You can get legal opinion on the GPA and the terms and conditions before venturing to purchase the flat.
