Notary registered documnet is not a valid mode of transfer for sale of land. Only sale deed is valid document for purchase of land. How many gunta u required is the question of local laws, you should contact to any local lawyer or revenue officer.

ONLY THE SALE AGREEMENT EXECUTED AND ATTESTED BY NOTARY IS VALID.  ANY HOW FILE THE SALE DEED FOR REGISTRATION BEFORE THE REGISTRAR OFFICE. tHE REGISTRAR OFFICE WILL REGISTERED THE SALE DEED WITHIN THREE MONTHS
