house rent lease agreement must be re-newed or not?

Hi,

Rental lease agreement with my tenent will expire soon. I gave him house for rent for 11 months and

did the agreement of lease. Should I re-new it or the current one will remain valid if he continues to stay in my

house.

it is advisable to enter into Leave and License rather than Agreement of Lease. Since, In Leave and License no right is created in the property and its a mere permission to use the property whereas a right in the property is created so far as lease is concerned. Further, the Agreement must have a renewal clause which u can refer to. in absence of any clause, if after the period of 11 months, u continue to accept the rent, the agreement is deemed to have been renewed.
