Paying guest harrasment

Hi ,

Am staying in a PG accommodation in Cochin, Kerala for 1.5 yrs. 

This is a family who has given their 01st floor for paying guest ladies (around 12 members now). 

At the time of joining we have paid Rs.500 as registration fee and Rs.3000 as monthly fee. After 2-3 months without any notice they increased the fee to Rs.3500/- eventhough all members protested. After 5-6 months it is again increased by Rs.250/- making the montly fee as Rs.3750/

Even now they keep on mentioning that now there is an increased demand for rooms in this rea, someone enquired for 5000/- another one agreed to pay Rs.7000 etc etc . So we are afraid there will be fare hike again. The reasons they find for it is that the hike in vegetable price, electricity charge etc. 

Now they also insists that the members should clean up the common areas (apart from own rooms) also which was not mentioned to us earlier. 

This lady (owner) is always creating some kind of problems for the inmates and mentally harassing. 

Please advise if there is any proper rules in India regarding the Paying guest service. Can they increase the fees just like that whenever they feel like? is there no rules to stop them from harassing us? 

We are not able to do anything because the family is bad enough to threaten  and spread bad reamrks about us , if we oppose to anything. 

Please help if any of you knows about any laws valid enough to protect us.

you can very well approach court of law for relief.... first try to provide the rent through cheque avoid cash transaction and you can very well file a case based on the unreasonable rent hikes during short time..
