We are tenants of rooms on paghadi system at south mumbai from more than 70 years. What is the % of considertion to be paid to landlord for transfer of room in case of sale and % of rent received to be paid to landlord in case of room in given on rent ? is there any separate legislation in place which governs such transactions?

You can give on rent, it amounts to subletting. For transfer of rent reciept it is mutual agreement between landlord and tanent.
