Ji, I think it is cancellation.  Both parties get a cancellation deed to sale agreement and both parties shall attend SRO concerned for registration.

Before that if there is any breach of conditions or violations issuing a formal notice to the party that breached the terms as per agreement  is mandatory for further process.
