father passed away without leaving any will . we are four siblings and my mother is still alive .house my father has built the house from his own earnings. now how we should proceed to get the title in our names.whom we should approach .property is in bangalore. also who can sign the leave license agreement if we want to let out the house .this comes under which act in bangalore

The procedure is to obtain a succession certificate from court on the filing of an application and paying court fee. After death certificate is produced and advertisement given in the paper the court will order the issuance of Succcession Certificate payable on the value of the property as per the law in Karnataka.
