Contact a local advocate,, prepare a gift deed or settlement deed or some kind of deed that enables registered status..  There should be trust among family members and this is risky and may some times complicate the relations between family members in the future.

Even in the absence of registration, the title is perfected by adverse possession. Please ensure that any further conveyance is only means of a regtered deed.

In the absence of seller the property can not be transferred to you by registered Sale Deed.

Seek advise/ guidance of a local prudent lawyer with relevant documents for better appreciation of facts and proceeding.
