Ngt revised buffer zone for apartment redevelopment

Hi,

My apartment is adjoining a lake. It was build in compliance to old NGT's buffer zone guidance.

Its a 25 year old apartment. Now when we go for redevelopment, do the new NGT lake buffer zone apply or the old ones apply.

If the new bufferzone rule applies, does it effect my UDS (undivided share) or overall FSI(floor space index)?
