Mou should be registered or notarised

I want to purchase agriculture land in Maharashtra from a Developer.

1]Developer is in the process of acquiring the land from others. Developer will do sale deed between him & original owner.

2Then after 24/36 months he will make Sale Deed. Initialy he will take 100% money from us and make MOU (notarised) between me & Developer.

Pl. advice me whether is it ok, notarised MOU is sufficiant document to stand in court in case if he fails to do sale deed, return our money?

If MOU is registeration, & other charges?

You may go for agreement for sale if money consideration is involved and get the same registered.

Notarised MOU is a valid document but still it's advised to get the Document Registered.

Dear Respected Sir,

Thanks a lot for your advice. In case of registration of MOU should I have to pay stampduty, registraton charges on the value of plot or else?
