MOU land sale

Hi, I'm advocate Dr.Yogapaartiban. I successfully completed a litigation for my client by making an agreement to pledge his jewels and I spent for the case and it went successful. Now, the client is going to sell his property(land). I discussed with my client and my client accepted to sell the land in MOU. Here my client is the owner and I'm the seller. MOU between us. We are from Chennai. I kindly need a sample copy or format of MOU pertaining to all clause, that needs to be since I'm going to register the same. For a valid MOU lot of clauses are introduced now.
