We have leased a property in an IT park in Chennai and the lease period is for 3 years. We have registered the lease for the 3 years.
When we want to extend the lease for next 3 periods, is it necessary for register the lease again?
As per our advocate, "any subsequent extension of lease can be done by mere exchange of letter by the Lessee to the Lessor with an undertaking to pay the revised rent and amenities service charges. No need to go for another registration for the renewal / extension of lease. The original registered lease itself will have the legal validity for extension of lease."
Please advise.
