Give the details to answer your quetion properly.  There is no seperate limitation for maharastra.

You want to know the period for registration of sale deed and go for mutation under the Registration Act or to claim the land dispossessed under the Limitation Act? Better to give details.

The limitation period starts from date of knowledge of incidence in case of major while that in case of minro starts from date of attaining majority. One may take possession within 12 years. You may calculate the commencement and expiry of limitation period by applying the abovementioned rules. However one may also claim exemption from limitation u/s 5 of Limitation Act on genuine grounds.
