Laminated allotment letter and PC

 

Hi

I have selected a site to buy in Bangalore; this site was allotted by Bangalore Development Authority (BDA) to ‘X’ person, ‘X’ person sold this property to ‘Y’ person during 2005-2006, now I am buying from ‘Y’, list of documents he has shown me are as follows

  • Site allotment letter; in the name of  ‘X’ ( Laminated)
  • Possession certificate; in the name of  ‘X’ ( Laminated)
  • Sale deed (b/w BDA and ‘X’)
  • Sale deed (b/w ‘X’ and ‘Y’)
  • Katha Certificate; in the name of ‘Y’
  • Tax Paid receipts ( some of them are laminated)
  • Encumbrance Certificate

All documents looks fine, my concern is that, is there any problem in buying this site because of laminated ‘Site allotment letter’ and ‘Possession Certificates’ in future? Is there any problem in getting loan from nationalized banks to buy this site because of laminated documents? Shall I buy this site or not? Please suggest me

The question of laminated or not not laminated does not affect the title. But you have to see whether your proposed vendor has valid title or nor by checking all the title deeds, encumbrance etc. You should consult a local lawyer dealing in property laws and real estate and get a legal opinion.
