How to get the possesion of property from tenant?

Sir,

my father have inherited a property from my grandfather and we  have a property wherein tenants are staying from a more than 15yrs. Neither do they pay the rent nor they vacate the property. We offered them to pay the money to vacate the property but they refuse to do so. Kindly help me how do we legally approach the court so that we can get the possesion of our property.

if you have any proof (rental receipt or agreement or any other form) they are tenant file eviction petion under rent control act. if otherwise file recovery of possession.

Why did you woke up after 15 years......... Anyways, send a notice through an advocate to pay the rent along with the arreears of rent along with interest and penalty. After 90 days of the notice file a suit for eviction. Take help of proper small cause court advocate. Dont take it lightly else, the tenant may prove themselve to be a DEEMED TENANT.
