Handling change in Property Schedule

Hello,

I am planning to purchase a 60x40 site in a private gated community in Bangalore (Ramagondanahalli which falls under KR Puram sub-registrar). There is a mismatch between the present sale deed & the actual ground situation with respect to the property Schedule on one side. The sale deed mentions North as "Site No. 44". Where as the actual situation is that on the North side, there is a passage followed by a compound wall. On enquiry, I found that the layout developer had originally planned Site 44 there, but due to dispute between the original owner & layout developer, now a compound wall has come up.

Could any expert please advise whether a rectification of the original sale deed is required before I can go for registration? If yes, what should be the new descripttion of the North side prorperty?

A rectification deed will do.

The Rectification Deed must be signed by both the parties to the original Sale Deed, the corrections must be clearly stated.
