Flat documents.

I am planning to Purchase a property, and I have few questions as mentioned below. 1- If SBI Bank is providing loan, so shall I be assured that the documents of property is totally fine? 2. I am asking the builder for documents related to nature of property is residential or agricultural.. but they are not providing any document on mail rather asking me to check on RERA Portal. I have verified the same on RERA Portal and I got Title deed - where it's mentioned that nature of land is residential. But the question here why builder is hesitating to provide documents on mail. 3- what are the documents which I must ask from builder before or at time of registry. Request you to provide suggestions on above points. Thanks for your time and effort
