Family partion

my father is namely k.yadireddy and he hasfour children three are sons and one daughter all are married. every one is alive till today.

my father being as gardian ship did a sale deed  to his eldest son  namely k. satyanarayana reddy  when he was a minor (13 years)  a total extent of 15.24 acers. he sold 1 acer 10 guntas to some party  and gave a gift deed to his younger brother an extent of 6.09acers in 2005. 

now the second brother and sister filed partion suit on the land of total extent i.e 14acres 14guntas on 2016 saying that this property is an ansistor property. 

can this partion suit can be valid according to the hindu act .

actually the elder brother without knowledge signed a notary on  RS 10  stamp paper that all  three brothers get equal share i the total extent remaining in the year 1998. 

1) will the gift deed be cancelled by the court.

2) is the property can be considerd as an ansestors property.     

 3) is the partioned suit a valid one.

 4) Is the notary valid  valid or not.
