Family Settlement Deed

We are 2 brothers and 2 Sisters. i want to execute a family settlement deed for future to avoid any conflict in properties. Both self earned and ancestral properties are there. my sisters don't want any share in our property. they are saying to make their share 0 in deed and they will sign that deed. can we proceed for that. Any challenges can be made in future by their heirs or by them also?

In immovable properties, rights of anyone cannot be given up or waived except by a Registered Deed.

You may have to pay stamp duty on value of rights which daughter are giving up.

An unregistered family settlement dead can raise disputes in future.

The best course should be getting the guidance from lOKADALAT/LEGAL SERVICES AUTHORITY.  Once this settlement deed signed by all co-sharers gets the status of Award, it is very difficult to dispute it later.
