Existing single registration of two flats. need to sell one flat

I have registered two adjacent flats under a single agreement. The flat is located in Kharghar, Navi Mumbai. I need to sell one flat now. What is the procedure. By selling a single flat with a direct registration for one flat, the new buyers have a fear that the banks may not give them loan. Please advise.
