WHEREAS

Co-operative Housing Society Ltd./..... Association is a registered Co-operative Housing Society/Association incorporated under the .......... (5) Thus, the aforesaid property together with construction and its all appurtenant rights and together with operational Electricity Fittings and together with right of shares in the Society/Association with all common amenities for use in general and with all its easement rights of roads and paths with right to lay cables for telephone lines, etc., as per the Possession Letter given by the Society/Association together with permanent right of to & fro with vehicle along with the rights being presently enjoyed by the Vendor herein is sold and conveyed by the Vendor to Purchaser for sale Consideration of Rs. ........../- (Rupees .......... Only) and the vacant possession of the aforesaid property is delivered in presence of below mentioned witnesses; (6) Thus, the Purchaser becomes the absolute owner and possessor of the aforesaid property under the Rules and Regulations of the said Society/Association; (7) That, hereinafter, there shall not be any right or claim on or upon the said property by the Vendor and/or his heirs, successors, executors, administrators or assigns or any there is no share, right or part persisting and if any body claim any charge, right or share in the said property, the same shall be treated as void and cancelled under these presents; (8) That the aforesaid property is sold and transferred in favour of the Purchaser for ever and he shall be entitled for all right to use or exchange, Sale or in way he desire; (9) That the all taxes of Municipal, Education Cess, Government Charges, Special Charges, Electricity Bill and various amounts of Electricity Bill of Society Maintenance, etc. are already paid by the Vendors herein and hereinafter all the Municipal taxes, Education Cess, Government Charges, Special Charges, Electricity Bill and amounts of Administrative Expenses of the Society, etc. shall be paid by the Purchaser. (10) That for transfer of aforesaid property in the name of Purchaser in all the Government & Semi Government records, any signature/s is required shall be given by the Vendor and also if any written reply requires to be filed, the same shall be signed. (11) That all the expenses like Stamp Fee, Registration Fee, Advocate Fee, Typing Fee, Transfer Fee of the Society, etc., with respect to this Deed of Conveyance shall be paid and born by the Purchaser only. (12) That the Vendor herein state, declare and assure that rights, title of the aforesaid Society is clear and marketable and in the event of any defect is found in the title of the Property, the same shall be removed by the Vendor at his own cost; (14) The details of Sale Consideration:

(15) That the Vendor state and assure that aforesaid property is sold and/or conveyed or transferred in the name of any other and no encumbrance is created or offered as security and any solvency certificate is obtained against the said property nor any attachment of any court is persisting on the said property nor any litigation in any court of law is pending or any proceedings pending nor any stay order is granted by any Court for Sale of the said property nor any case/s are pending of any nature, nor the Vendor has taken any Loan from any Bank or institution or offered for guarantee nor any right of charge or alimony or maintenance persisting on or upon the said property and also the right, title and interest of the said property are clear and marketable and the Vendor herein is only and absolute owner and possessor and having right to sale and convey the said property.
