Carpet area in sale deed

Hi,


I'm planning to purchase a flat in Bangalore. I have shown interest in a flat, and have provided the builder a PDC as booking amount. The apartment is in a prelaunch offer
I'm facing a problem with the builder, I want him to mention the carpet area in the Sale Deed, but the builder is not ready to mention it in the Sale Deed. He's ready to back out by not mentioning the carpet area in the sale deed.

Can there be any reasonable reason for the builder not to mention the carpet area in the sale deed. Is there no law which makes it mandatory for a builder to mention the carpet area in sale deed.

Also can I cancel the PDC if I'm not interested to buy that property any more
