Can minor involved in property sale claim the property?

Hi All,

We are buying an apartment in Bangalore. The builder had bought 51% of land from the owner (ancestral property) In the sale agreement, the owner has also mentioned the name of his two kids (who are currently a minor) and sold the property as a natural guardian for them. But no approval from court has been taken for this i.e no court agreement of sale was made. The owner has given an affidavit saying that he is selling the property on behalf of his children for their welfare.

Please suggest if the minors could claim the property one they become 18 yrs old. And what happens when their parents die?

a gaurdian has no authority to sell the minor propertywithout leave of the or permission of the court. minor can claim during his minorty by appointing a gaurdian or after attending major he can claim but the limitation is 3 years immidatly after attendiag the major.
